General Conditions

The only applicable version of the contract is the one in Dutch.

Hereunder we made a free and non-binding translation of the several items included in the Dutch contract.

SUBJECT : Apartment/flat MONTANA D5, Zeedijk 247 in 8430 Middelkerke with living room, dining room, kitchen, 2 bedrooms, toilet, bathroom, cellar and its furniture all well known by the RENTER who declares to use these as according to good practice. The property will be rented for holiday purposes for maximum 6 persons.

PERIOD : from……../……./….. at 12am till at latest ……../……./….. at 12am. This period cannot be changed unless after mutual consent of both PARTIES.

PRICE : The price is …………………………….……………………………………... EUR.
In the price are not included :
1) electricity (0.25 EUR/kWh) and water (use over 7m³/week at 4 EUR/m³),
2) cleaning of the apartment at the end of the PERIOD. (This can be arranged for by the OWNER for 75,00 EUR. In that case the leaving hour on the last day will change from 12am to 10am);
3) bed sheets;

PAYMENT : Payment on accountnr 124-6010959-78 (IBAN BE69 1246 0109 5978, BIC BKCPBEB1BKN).
Prepayment of 50% = ………………….…… EUR within 3 days after approval on the conditions. Only after this payment the agreement can be valid.
Balance at latest 15 days before arrival. Should the balance not be paid before this date then the OWNER has the right (1) to consider the agreement as non valid, (2) to retain the prepayment as a payment for costs incurred and (3) to rent the apartment again to another person for the PERIOD.

KEYS : At key holder JULIA MARIEN, Zeedijk 246 C0 in Middelkerke or after telephone on 0486 75 72 92. Loss of key will cost 50 EUR.

GUARANTEE : Guarantee will be 100 EUR and guarants the good fulfilment of the obligations of the RENTER. Guarantee will also be paid at latest at latest 15 days before arrival.
At the end of the PERIOD the RENTER will have to leave the apartment in the same conditions as he found it at arrival.

CLEANING : When leaving the apartment it must be cleaned. This means that (1) dishes are washed; (2) everything is in good order; (3) dust has been whipped and removed; (4) windows are clean; (5) floor is clean and (6) dustbins are empty. Should this not be the case, then the OWNER can charge the costs of such cleaning, with a minimum of 75 EUR.

ANIMALS : RENTER can only take animals in the apartment after prior and written approval of the OWNER and on the condition that these do not directly, nor indirectly represent any distortion. When holding some animals there may be an extra in the cleaning costs.

GENERAL : 1. RENTER cannot transfer any of his rights on the apartment to another party without prior and written approval of the OWNER. Sub renting or subletting is not allowed.
2. Because of the family character, silence must be preserved at all times. If not, the permission for renting of he appartement can be withdrawn.
3. It is not allowed to smoke in the apartment, nor in the living room, nor in any other room.
4. On this agreement Belgian legislation applies.
